Eighty percent of our tenants are corporate executives. A large percentage of these people have been relocated to Sydney from interstate or overseas by their company. The Apartment Service staff understands the relocation process and acknowledges the fact that it can be a stressful process for the staff member, particularly if he or she has a partner and family to move as well. Consequently, The Apartment Service offers advice for the family as to the most suitable properties for them—with access to good schools, parks and child facilities. We can organise additional services for hire, such as airport transfer; car-hire; babysitting referrals; cots and high chairs; and catering options. We also offer an after hours tenant support service to ensure their stay is an enjoyable one. These are all services that are not generally provided with traditional long term leased property management.

The Apartment Service has a stringent appraisal process when assessing apartments for possible management. The Property Management Director will not select a property for inclusion in The Apartment Service portfolio unless it meets a strict criteria—which has been established to ensure The Apartment Service properties have the best chance of maximising their rental return and the highest possible occupancy levels. Each apartment is assessed in terms of its location, proximity to business precincts, shopping centres and cafes, and access to public transport. Other factors such as facilities, décor, presentation and cleanliness affect its rental suitability.
 
Corporate staff and holidaymakers can choose from studio, 1, 2, 3 and 4 bedroom apartments and houses in prime locations all over Sydney.
All properties are immaculately presented and well appointed with a fully equipped kitchen, modern appliances, optional broadband and service cleans.

The best occupancy rates
 
The Apartment Service boasted an average occupancy rate in 2007–08 of 89% for its portfolio of properties. During the economic downturn, TAS increased its market activity to ensure an average occupancy of 75% of above. In 2010 we averaged 80.8% occupancy and from Jan 2011 to Feb 2011 we are averaging 83.6% Conservatively we suggest estimating an 80%-90% occupancy for your apartment in 2011.
 
The best partnership
 
To maximise your rental return, The Apartment Service suggest the following responsibilities for both The Apartment Service and The Property Owner. It is advised that you speak with your assigned Property Manager if you have any queries or concerns about your property.
 
Role of The Apartment Service
 
1. Determine a ‘property rental estimate’: taking into consideration the present market; current occupancy rates; location; and the size and condition of the property—The Apartment Service will determine a rental range for the property. This rental rate range covers low, shoulder and peak seasons. Though past experience has proved that we generally exceed this rate during peak times, particularly for 2 bedroom (and larger) properties.
 
2. Assist the owner with preparing the property for rent: our experienced staff will inspect the property and recommend any furnishings/repairs/maintenance that may be required to ensure the highest level of presentation.
 
3. Organise a set-up clean and a virtual tour photography shoot: for posting on The Apartment Service website, to attract the greatest interest from potential tenants. (The photographic and virtual tour cost of $220 including GST will be charged to the owner). We would be happy to take the digital photos ourselves initially to get you listed. This will not cost you.
 
4. Find a quality tenant for your property: and work towards reaching an average occupancy level around 80% per annum. The Apartment Service is responsible for organising site inspections for potential clients; and processing all inquiries, bookings, amendments, and extensions.
 
5. Ensure a high presentation level, placing starter kits (basic supply of tea, coffee, sugar, biscuits, soap, dishwashing liquid, washing powder, toilet paper etc) and purchasing starter baskets/bread/fruit/flowers on request, to be charged to the tenant.
 
6. Offer the property owner interior design or stylist servic
